Project details presented by Scott Skinner and Aaron Pechota of NRP Group, and Andrew Steinglass of Benhke Landscape Architects.  Details presented on floor plans, multi-use spaces, elevations, landscaping, partnership with UH, potential phasing, materials, site amenities, playground equipment, etc.

 

Committee Questions, Comments, Concerns

  • Why is the UH space so far from the parking?
  • Consider moving the parking back or removing those first few spaces.
  • Explore using larger windows and continuing the brick onto the west elevation since it is so visible from E. 105th St.
  • Consider differentiating the 4 townhomes a bit further.
  • Study the gable roof pitches, seems to be a bit shallow for the mass/height of the building.  Or perhaps giving the cornice lines a bit more weight.
  • What are your thoughts on phasing and how the parking throughway will work for the site.
  • Landscaping treatment on the Churchill side in the interim and Orville side to soften the parking lot.

Motion to approve schematically with the condition to better differentiate the UH portion of the building (canopy colors, materials) to address E. 105th St, setback parking, study providing a speedtable, study sizes of proposed windows, study increase of gable pitch and heft, study differiating the townhome entrances, and adding greenstrip/landscaping on the Churchill Ave side.

Project details presented by A. Pechota & S. Skinner from NRP and A. Steinglass & R. Tannenbaum from RDL.  Discussed updated roof pitches, updated glazing, updated facade, and updated north-south parking into a private drive with parallel parking.

  • How does the site function for the neighborhood?
  • Should street trees carry through at more regular intervals?
  • Can a similar tree lawn and sidewalk be included on the east side of the drive as well?
  • Can speed tables or speed bumps be included in the private drive?
  • Can the play area be expanded?  May cost about 5 parking spaces. 
  • Consider more plantings along private drive.
